What mistakes do sellers make and how can you learn from their mistakes? Everyonemistakes sellers make wants to sell their home in a reasonable market time but many people don't realize the critical importance of some of these features. Agents have been polled on how their sellers have slowed or sabotaged their success in 2013.

Don't make these top blunders when you put your home on the market. With a little pre-planning you can make your home sell faster enabling you to get an increased selling price.

The top complaint (77%) has been that sellers have over-priced their home from the start. Many sellers have been misinterpreting the news each evening that home prices are jumping quickly back to pre-debacle prices. That is hardly the fact! Real estate is local and each subdivision in each town has been affected differently!

'I can always reduce the price'. Yes, that's true but you loose so much market momentum trying to get a price that buyers won't accept. If your home is currently on the market over 90 days with this inventory level - your home is overpriced! Fix it and get yourself back in the market.

'It's my house, I'll show it when it's convenient'. Yes, that's true it is your house but you are putting your home on the market where buyers choose the time and date. If you really want to sell your house - make it available at reasonable times!  My suggestion is to make your home available from 9 to 7pm every day of the week. Don't make the mistake of thinking that buyers only have time available on the weekends. I sell most homes Monday through Friday when people rearrange their work schedule.
