What is the secret of your success?

I saw a comment on Facebook this morning...

Written by a Boston area real estate agent, she claimed most agents wait for business to fall in their laps, and that is why they struggle.  It made me think...

Do I wait for business to fall in my lap?  I don't think I do...

I am a hard worker who will do anything for his clients or to grow his business.  I have knocked on thousands of doors, hung thousands fliers, hosted more open houses then I can remember, written hundreds of blog posts, am social media savvy, outgoing, smart, positive, determined, and love what I do...

But still, have never experienced any great success selling homes.  So what am I doing wrong?

I would say 'consistency'.  Keep doing what you are doing but keep it going.  The ones who fail fail because they don't keep doing the right things.  Door knocking, cold calls, open houses, and blogging are all things to keep doing consistently but don't forget your sphere of influence!  They are people you already know that are at your disposoal.  Make sure you keep in contact with them multiple times during the year!  They are your bread and butter!  Good luck!

Ken:  There's no doubt about it .. you're very hard working.  I see your name here .. many places on social media.  But most of the marketing you mention is rather "cold" marketing.  Not sure if you are involved in community groups, church, leads groups, book clubs, volunteering .. that sort of thing.  But those lead to real relationships and friendships.  That was and still is a big part of my marketing.  Just something to think about??  Like I said, I don't know what your activities and participation are in those types of things ...

Hi Kelly and Gene. Thanks!! I haven't done tremendously well from those I know. Most aren't moving... I do have a tremendously large base of friends from my childhood on... I am just amazed at my relative lack of business, and looking for answers... Thanks again! Ken

Hi again Kelly and Gene.  I have thought about this further.  In 2013, counting rentals, I did 10 transactions.  Zero came from people I knew.  Zero.  Perhaps they should be my bread and butter, but they certainly aren't at this point...

Ken, one of the thing you can do is get into a networking group.  Combining that wit everything else you are doing could shake things up a bit for you.

Ken, I would just ask your friends and family if they know anyone that is looking to buy, sell, rent, invest, etc in real estate in the next 3 or so months.  We find that if we keep in touch with past clients and just ask them they usually give us a lead or two that we can work on.  Good luck and thanks for sharing ~Karen
