1.) Select and meet with your local Realtor/Buyer Agent regarding your real estate needs.
2.) Select and meet with your Local Lender/Loan Originator - get pre-approved (Order of 1 & 2 may be interchangeable).

4.) Upfront out of pocket expenses, some may be paid at the closing table: Home Inspections, Termite Inspection, Appraisal.

7.) Realtor will research recently sold comparable properties giving you an offering range considering contingencies and terms.
8.) Contract/Offer is written and required forms submitted with copy of earnest money check and buyers pre-approval letter from lender.
9.) If offer is accepted go to # 12.

11.) If offer is rejected with no counter you may submit a better offer or move on and restart the home search considering past properties.

FAQ's for buyers, sellers in a real estate market are so helpful. Hope you are doing them for your area, local community too for those brand spanking new to the area and know pretty much zip about the turf around those property listings.

Very nice, detailed list. Although sometimes a buyer may have to pay the agent in cases where a for sale by owner will not. However this is all spelled out in our agency agreements. Never had that happen yet though!

Thank you all for your kind comments.  I want to respond to Carla Muss-Jacobs comment #9 and Shannon Milligan's comment #17.  One great thing about ActiveRain and its members is that you can always count on support from the group.  Following up on Carla & Shannon's comment, both are absolutely correct and that it is important to note that real estate is local and that applies to laws and customs in different states as well.  When you get a chance why not check out both of these agents posts.

Nick -- Great post. Buyers who are educated up front by an agent like yourself have so much less anxiety and frustration. It's good to know the general steps in the process and aware of how things flow and what comes next.

Nick, this is a great list and you can almost hear the sigh of relief when a first time homebuyer reads this. I have found that some people don't read what you give them, so we still go over verbally what the process is - but it's great to have a written back up for reference!

I think that first time buyer FAQs is a business generator. Too many agents just troll for leads and not give vital information. I think this works well as a blog or video series with more in depth explanations about the steps from start to even after move in.
