Top Mistakes Made By Home Sellers

This survey was put on by Active Rain as stated above in the chart. I would have to agree with the results, in my 11 years experience as a real estate professional.


Overpriced Home - absolutely is the biggest mistake a seller can make when trying to sell their home. You can have all the marketing in the world, your home can be super clean, professionally staged and show better than any other home on the market, but if it's overpriced not only is there a strong chance it won't sell, buyers may not even look at it. 


Showing Availability - I always tell my sellers, you have to live your life a little different when your home is on the market. We need to try and be as accomodating as possible to prospective buyers. Now this doesn't mean you have to show your house 24/7 - but if possible we don't want to turn down any showing appointments, and if we do, we want to do what we can to work with the buyer / buyers agent to reschedule.


Cluttered Space - again, you have to live your life a little different when your home is on the market! We need to have your house in show condition. Talk to your real estate professional about staging your home, and you may want to consider hiring a professional stager. 


Unpleasant Odors - if you can smell it I can't sell it! Enough said.


Unwilling to Negotiate - every situation is different and every market is different. Negotiating is not always about price, there are also other terms and conditions, sometimes you need to give a little or be open minded. You need to look at the big picture, do you have a strong buyer? If you lose the buyer how long will it realistically take to obtain another offer? Will the other offer be as good? There are many, many variables. As I said every situation is different!


Won't Make Repairs - this one falls back in Negotiation if you ask me. Sometimes buyers will ask the sellers to make repairs. Again, every situation is different as is every market. I don't run into the buyers asking for repairs all that often in my market although it has happened. 


Keeping these items in mind will definitely give you an advantage and help you to sell your home in the shortest period of time and for the most money, which is or should be everyone's goal!
