Finding the right home

How do you tell a buyer that this is the right house for them.  After looking at approximately 35 houses and they make an offer on a home,i s this the right house?  I would say so. It has all the amenites that they were looking for.   I told them if you keep comparing homes to this one, then this is the right house for you.

The home is approximately 15,000 - 20,000 more than what they wanted to spend.  Do I have a right to tell them, that this is the right home for you.  I know the norm is you end up spending more than you initially started. I went through all the homes that they seen and still this is the best one.  It needs no additional updating. 

We are going for a 3rd showing on Monday. Wish me luck!

They can always make an offer less than the asking price, negotiate the price down for them and get the deal done.  I wrote a contract for $400,000 on a house listed for $460,000 and they agreed on $410,000.  Sellers want to sell in this market and buyers want to buy, negotiating a great deal for your buyer is the way to go!!  Good luck!!

It's not easy but after showing 35 homes they have to come to a decision.   I would let them know that you feel it's the 'ONE' and try to negoitate the sellers down $20K.  They will 'LOVE' you. 

I have to do the same tomorrow morning... show 13 homes between two different towns.  Hope we will get lucky and find the right 'ONE' in just one day.

I would point out all the 'positives' this one has compared to the others they've seen and ask them if it's worth it to them to have those 'positives'.  I'd also do like the others said and try to negotiate the price down...maybe your buyers would be happy to meet in the middle.

It sounds like they are afraid to commit to something. Have they been prequalified? have they written up a budget for themselves to show themselves that they can make the payments? First time home buyers are always a little skittish. Good Luck Val you can do it I know you can
