Braemar Property Values:  November-December 2013 (Heritage Series)

It is not a normal Bristow winter when twenty-three degrees is feeling warm.  It feels like someone took our lovely community of Braemar and put it on an iceberg.  Unfortunately, in the coming days, there seems to be no end in sight to our arctic chill.

Yardley in Braemar (Bristow, VA)Perhaps this Braemar Property Value Report will give you a distraction from the cold.  It's a look at sales of homes in the Heritage Series during the last two months of 2013.  Heritage Series homes are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

There were two Yardleys that sold during the last two months of the year.  The high sold price was $468,000 and the low sold price was $428,000.  Averaging them out we get our new average market value for a Braemar Heritage Series home of $448,000.  That number represents nearly a 3.5% increase since last report and a 5.5% increase since the same time period last year.

Braemar Property Values: November-December 2013 (Heritage Series)

If you placed your Exeter, Yardley, Zachery or Waverly on the market, priced to current conditions, you could expect that it would be under contract in an average of just over one month.  You may also not have to pay a dime in closing cost assistance to a buyer.  As a seller, you have to love that!

The next Braemar Property Value Report will be out in March and will detail sales from the first two months of 2014.  Until then, if you want to know your specific home's value, call me for your free market analysis.  I've been a full-time real estate agent and Braemar home owner since 2005.  In 2007, I also added the distinction of being a Short Sale Agent.  No matter what your equity position, I can get you the most money in the shortest amount of time when you sell your Braemar home.  No one knows Braemar better!

It looks like prices for the Heritage Series in Braemar are inching up, even during the cold snap in your area. It seems to be unusually cold all over the place. A woman I met years ago on a trip to Viet Nam called me yesterday from Marco Island (because my travel agent told her I was just there and she should go) to complain about it being 60 degrees. It was in the 80s last month.

Michael:  Counting the days to the warmer weather.

Elizabeth:  I wouldn't be complaining about sixty degrees to anyone right now.  But since she was expecting eighty, well, I guess I understand.
