Systems only work -IF- you use them consistently, constantly!

After submitting an offer, I received a phone call several hours later from the listing agent saying, "Sorry for the confusion but we have already received an offer on that home yesterday and the seller just signed the addendum accepting it." 

Prior to submitting, I took a look at their on-line offer tracking system -and- spoke to a person in their office. Nope! No offers.

If an agency is going to use such a program, wouldn't it be advantageous for all parties to monitor it, so they can relay accurate information, rather than making an Oops! phone call, after the fact. This just cost my clients valuable time in their home search. 

REMINDER: Systems only work -IF- you use them consistently, constantly!

I seldom trust what I hear from agencies I don't usually work with.  as far as I am concerned there is always possibly an offer in th mix that I am not being told about.

Not at all unusual.  Many listing agents don't even want others to know that there is an offer working.  It discourages some from submitting.  Not I.  If it's a good home and my buyers are ready to go and I've got the offer prepared, I'm going to e-mail it to the listing agent, probably hand delivered it to their office and as many other ways to get it in their hand as possible.

Of course, if the offer they're working is an in-house agent, HA!!

Bill, I always make contact to discuss whether there are offers already on the table...some opportunities are lost due to poor communication.

Lenn, I am determined to help my clients find the best scenario but we moved on quickly. No time for second thoughts!

Alexandra, Yes, a Happy Ending is always the goal!

Pat, Onward and upward...mental notes are best kept in cases such as this!

That is so frustrating and it is one reason I personally call agents as I get ready to send the offer and ask how would they like to receive it. At least I don't waste my time on it that way.
