Buyer Beware Companies Try To Sell You A Recorded Deed After Closing

Warning

Don't pay twice for your Deed!

This is a warning to anyone who has just purchased and closed on a home.  I can't speak toDeed other parts of the country although I've read that this practice has taken place in other states as well, however, here in Alabama residents who've recently purchased a home have received letters in the mail on what appear to be an official U.S. Government document, but it is NOT!  The company claims for an $80 or $85 fee they will send the homeowner their newly recorded Deed on the home.  This letter does not come from the U.S. Government...it is simply a way to get people to pay for something they've already paid for and don't really need anyway.  Any homeowner can go to their County Clerks office and get a copy of their recorded Deed and only have to pay about $10 and not the much higher fee asked for in the letter...in most cases you really don't need a copy at all.  Part of the closing costs paid when purchasing a home goes directly toward recording your Deed...so you've paid for it.  There is a lot of information given out and documents signed at the closing table and this little item may have gotten lost or forgotten by the buyer during that somewhat stressful time.  The closing attorney usually goes the day of closing to the County Clerks office and records the Deed and the homeowner is told that they will receive a copy in the mail shortly after, but sometimes up to six weeks later at least this is how it happens in Alabama.  Other states vary as to when Deed and keys are delivered...real estate is Local!

The best thing to do if you receive such a letter in the mail suggesting that you need a recorded deed and that one will be provided for a fee is to call the closing attorney or the Realtor that represented you.

Very informative share, Nick.  Homeowners need to know when a closing document is genuine and when it is a scam.  The best thing to do is to inform our homeowners that when in doubt to call their Agent to verify that the document is genuine.

Nick there are always those out there who try to cheat people out of their hard earned money.

We have the same practice as Alabama here in Connecticut.  The Attorney will send a copy of the fully recorded deed after the Closing (not sure how many days after), but the Attorney also give the Buyers a copy of the unrecorded deed at the Closing.

Nick: If there are predators, there are potential preys. Thanks for the warning Nick. As George mentioned, i CT, the lawyer  provides the buyer a copy of the unrecorded deed and the copy of the recorded deed will be mailed to the buyer's new residence, consequently.

The way I found out about this was actually receiving a letter in the mail from this company.  One of my clients had called saying they had received the letter and wanted to know what to do.
