When the a Realtor Says....
Why we ask sellers to allow us to market their property in a consistent manner. People who don't want a sign in the yard, or a lockbox on the door are really not serious sellers. Your neighbors may be the key to getting your home sold, and without a lockbox, we can never insure that realtors can get in. I'll tell you that scheduling an appointment, getting it approved, and driving buyers out to see a home that you can't get in makes you really resent the selling agent. In most cases, I never come back when that happens.
When the Realtor Says....
We need a sign. It's hard to sell a secret.
We need you to leave during showings. What you say can and will be used against you.
We need you to clean up, fix up, declutter and beautify. No one wants to inherit your mess or your problem.
We need a lockbox. We need access for showings. The Buyer or Agent may not be able to reschedule tomorrow. But they may need to buy today.
We need you to prepare the paperwork with us in advance so we are all ready for the offer. Two heads are better than one. No one is more of an expert about your home than you.
What we are really saying is we need you to help us help you sell your home in less time for more money with the least amount of hassle. Everything you do is really appreciated by the Agents and the Buyers, too. We need YOU!
