I showed a HUD house the other day! I don’t know why I bothered.

It was freezing outside, and starting to get dark.

The United Stated Department of Housing and Urban Development does not believe in operational utilities in their properties. As a result, their properties are neither welcoming nor do they allow for a proper determination of the worthiness of any offer.

The buyer took a quick glance around and then suggested:

 

Let’s go back outside where it’s warmer!

Good morning Richard.  I've been in the same situation except .... the kicker was they wanted the house after just a quick run through!!!  So that meant I made several trips to that freezing house.   Imagine that.

It's true Richard and not just HUD houses, but second homes that aren't occupied or heated are a challenge too!  I'm wondering how cold does it get in Atlanta, anyway?:-)

Richard, I showed some homes like that yesterday morning, the thermostat read 27 degrees on both of them.  Wearing snow covered shoes on wood and tile floors is hazardous to our balance and health, but walking around on cold floors is hazardous to our attention spans.  Homes with heat get buyers to stick around long enough to actually gain some interest in the home.

Richard, I worked an open house once on a foreclosure. The agent didn't tell me that the utilities were disconnected. It was 35 degrees in the house. People came in and would leave right away because it was so cold. Although, I did pick up a buyer that day who closed a few weeks later on a different house.

I remembered showing houses at -20 just like the agents are doing today.

Richard - They are like big freezers! Once a home becomes cold soaked, it takes forecer for it top thaw out...and to sell! Stay warm!
