We all need a our homes to net us the best price, however, what we need and what our home might be worth can be entirely different. WE, you and me, are not the buyers, right?
Starbucks might need or want $5.00 for a cup of coffee. Will they get it? No, they will get what a willing coffee consumer will pay.
Buyers like any consumer do just like I do; I check out other coffee houses, taste-test and compare a cup of Cafe Lait to all the others- and yes, just like a home buyer, I know the price, and it will dictate where I choose to drink my java.
McDonald's can provide one of their speciality coffees, but why am I willing to pay more for Starbuck's? Mcdonald's is just as good as many speciality coffee shops, in my opinion.
What the consumer is willing to pay for at Starbuck's is not just the coffee, but the amenities like a nice fireplace, soft leathe,r or uppolstered chairs, and a great place to meet colleagues or friends.
Atmosphere
Something McDonald's can offer, but focuses their market on a different type of consumer.
Same holds true for our homes. What amenities, neighborhood features, and location does your home offer?.
Have you updated the really important things- HVAC system, roof, windows, or did you just replace the stained, old carpet? Take a look at replacement Costs vs. Value in the 2013 Home Remodeling Magazine , keeping in mind, rarely do you get a dollar for dollar value.
Showing Availability

Sellers need to understand that listing a home for sale is going to lead to some inconveniences in your normal routine. Many serious buyers may want to physically inspect a property during times which may not be convenient for the seller."
Cluttered Space
Unwilling to Depersonalize or Remove Clutter.Sellers are sometimes unwilling to either make the effort, or unwilling to compromise how they live in their home during the time the home is on the market for showings. Serious sellers realize that by depersonalizing the home and removing unwarranted clutter.
Ralph Gorgoglione, a real estate agent with the John Aaroe Group in Los Angeles reminds us that "as a seller, the most important thing to realize is that, yes, your crapola means a lot to you. But it means nothing to anyone else." Especially a buyer trying to visualize their own stuff in your house.
You might not dislike the smell of dogs, or cats, iquanas, or fish ( the kind you ate last night); however, a potential purchaser of your home will not imagine themselves living with an odors they have not made! Unpleasant Odors in the House
Let's talk!! I always want to be forthright, but some things are not easy to bring up to clients. Sellers, please ask a good friend or your family members ( not living with you) to come over and give you some hints, before the listing appointment. Go visit model homes, they always smell good, are tidy and sparkle, and even sometimes offer cookies and water!
Making Repairs before your home is on the market makes great sense. It will be discovered by a good home inspector, chances are if he sees too many repairs, he will be looking that much closer at everything!
Finally negotiating, this is a normal process, just don't ever ever get offended. Do NOT take it personally! Remember, stay calm and let the experienced agent work for you. Be ready to compromise, the best negotiations are a win-win for everyone.
