Zillow... Any Love & Affection?

I, actually, have no bad feelings towards Zillow, but I understand that I might be in minority here.

But let me ask you a question: if there were no Zillow and Trulia, who would have benefited?

I believe nobody, except real estate agents and brokers.Do You Love Zillow

So, we understand why so many agents and brokers have strong feelings against Zillow & Trulia, but it is not that they are evil. I do not know about you, guys, but I use Zillow, to save time, to get the idea of the value.

It is quick, effective and is reasonably good for this type of service. Can I do a CMA and get a better result. Even if the answer is yes, it takes way longer.

Why not treat them as our future? They and whoever and whatever comes after them is our future. Life without closed MLS is our future, no control over information is our future.

Zillow & Trulia and others will not disappear. Real Estate landscape has dramatically changed, but whining about the future wouldn’t take us anywhere.

My issues with both Zillow and Trulia are the inaccuracy and misleading posts that they contain.  Also, the endless hounding phone calls asking me to sign up and pay for their service.

The people who would have benefited would be Realtor.com. Zillow and Truilia came about ONLY because of Realtor.com's greed and stupidity.

Instead of putting the max number of pictures on R.com wanted to charge a premium for multiple pictures. How stupid can you get? They then tried allowing 4 pictures and more at a premium, but at that point it was too late.

Just like R.com's new top agent feature that they shelved for now. All about greed.

Sorry Jon, I have to disagree.  I have had Zillow and trulia value properties more than 20% below the current market valuation for properties.

Sellers lost a sale.  So I don't see where only Agents and Brokers get hurt.

I could give you more examples, but it would be repetitious and that gets boring.

If these two sites disappeared tomorrow they would not be missed by many!

I just wish they would stop calling. Between my office and my cell phone Zillow calls me at least 20 times per month wanting me to sign up with them because of my new listing.  I don't want to tell them to go to he** but just stop calling me already.

Gabe - that's interesting, as here when we were looking at values, they were coming very close.

I work with foreclosures, and yes, this is how we figure how much to bid, based on Zillow values. Works wonders and is fast. I really do not need the exact value, it is not for a listing, but to determine how much to pay it is all you need.

Than - probably, you are right. They are Realto.com competition. But here I mean all or any of these companies have changed the landscape, and real estate will not be the way it was 15 years ago.

William - I don't think that they would not be missed. I would miss them both dearly. They are a great help in my work with the foreclosures, and tax deed sales.

Just imagine how many clicks they get, how can it be that they are not needed? they allow for quick comparisons, and this is what I need when I go through 30-40 properties and trying to figure which to bid on and which to pass. Even if they are all 20% less, it does not mater. It tells me which is more expensive than the other, and where else would I get it unless I run a CMA? And I do not have time to run 30-40 CMAs.

And there are a lot of other situations where they are indispensable... That's why they are there, and that's why they are thriving.

They are a reality of our real estate landscape.

Jon...Yes they may be quick but they have been very inaccurate.

It has causedissue with many sales for my clients both on the buy side and sell side.

They have given especially buyers a wrong sense of where our market really is

In a sales price non disclosure state such as Texas their Zestimates are so incredibly far off much of the time for me to pretty much say they are useless. All businesses like them and Trulia have their ability to serve the market, but consumers just need to have a true sense of what they are getting.

William - my understanding is that when you list, you do CMA. Not use Zillow, right? Even though we use RealList, which is an approved and attached to our MLS thing and it works, as far as I understand, exactly the same way, and agents use it right and left.

I doubt that they are more accurate, as they use the same data. this is the beauty of it, they use the same data.

Well, we tested it in Palm Coast, spot on most of the time (we have not run into a serious deviation). I guess a lot depends on the area. How homogeneous it is

I do not know all the nuances, how they operate, and how and where they  take the data, but they are alive, there is a demand, and it is unlikely they or others will diappear.

Lenn - for brokers and agent it would be enough, but it is not what is going to happen. There was a time, that agents were key keepers, and thus controlled the field.

It seems unavoidable, that we have less control. I am sure we are adjusting, though. Because if not, hoping to wake up one day and there would be no aggregators?

Jon, I've researched four properties today thaMalone of my buyers sent me from one of these services... One I had already sent him from the MLS which he had overlooked, the other three were already pending.... except for maybe reinforcing to the buyer that my information is more reliable, it wasn't time well spent.

Jon, in some areas, those time-saving CMAs are ridiculously inaccurate.  We sold a waterfront estate in 2012 for $1.5 Million and the value "estimate" that came from Z. was approximately $350,000.  It may take me time, but I'll do my own CMAs.

Eric - of course, if you are taking a listing, you would need to do a thorough job. But there are situations, where you may not need it as much.

let say when I want to see what is around, the easiest is Trulia. Excellent bird views.
