Draw inspections in Hobbs New Mexico. Desert Sun Inspections Carlsbad New Mexico.

The self imposed deadline for the home to be finished was December 31 of 2013.

When the owners gave me the deadline I told them that there was no way they would meet the dead line.

There was just too much stuff to get done. This latest request was more of the same. With a large portion of the flooring been installed. The electrical was in and running and the cabinets/ counter tops were in place with a few exceptions. This was due to the tile flooring not being completed in Two of the Four baths yet.

The carpeting will wait till the final item to get installed.

Let's take a look at what was completed in the home since my last visit.

The stucco is now about 70% complete.

The Staircase inside the home has had nothing completed since my last visit.

Staircase not completed.I had warned the builder n the last visit and the visit before that if OSHA was to show up on the job they would get a fine for not having a safety railing on the balcony or staircase.

He told me that OSHA never shows up on jobs. I guess this will remain this way till someone gets hurt. Then I bet OSHA shows up.

The master bath was still in a shambles. There is still a ton of work to get done in this room.

Master shower and bath not completed yet.

I was informed by the lender that the builder has a deadline of Febuary 22nd to get the home done.

And if they go over the time limit set. There will be a fine imposed for each day they are late.

I think this builder needs to get on the job and stay there till it gets done.

Good morning Clint,

I have been hearing a lot about draw inspections latelt.  There is actually a company that hires Realtors to go out and do them every 2 weeks in this area.  I found this quite interesting.  They pay the Realtor $50.00 per visit.  I would think they would at least hire a home inspector.  They better get on it on this house or they are going to find OSHA at their doorstep...aka...job site!  Keep us posted on this one.

Good morning, Clint.... the banks who give the construction loan do a draw inspection here....I've never heard of a home inspector doing it.... the bank wants to make sure its money is protected....they inspect periodically before the builder requests another chunk of money....

What's going in the corner of that roof to capture rain water?  That's a huge square footage and a valley which will send many gallons per minute at high speeds!

The interior doesn't look bad - they have over three weeks.  They took pains to protect the hardwood.

Kinda hard to do when the lender is on the west coast and so on. That's why my Risk management services help the lender and the borrower keep tabs of everything.

Right down to the penny. If it has not been completed they don't get paid.

You bet it is. When i was building homes and such. I had these stips in the contracts. But I never had to pay a fine. I had very good motivators for the crews.

I really don't think the contractor has a project manager. I have never heard of one being on site. They are working on another job as well. That is never a good thing. Can you say "Fines a coming".

Yep, all the flooring that was installed is protected. The gutters have yet to be installed. They will go in after the stucco is finished and the facia is repaired. (Some blew off in a wind storm).
