There is the quote that I hear to often. How do they know if they can even get one? How do they know the price they can afford?

I also often hear, "we won't have any problem getting a loan". We were approved for X two years ago in anther state". Huh?

Here is the other side of it folks. If I show you houses, you don't have to buy. I also don't have to show you houses when you can't prove you can buy.

I sometimes will show a vacant or 2 to see if we are on the same page about their wants and needs. What I won't do, is show occupieds, where the seller needs to leave for the showing until you have loan approval. Your thoughts?

 Have never restricted showings to unoccupied only but I do limit the time allotted until a pre qual at a minimum is obtained.

The first trip out is on me, then I required a pre-qualification.  Many sellers specify they do not want their home shown to anyone who hasn't been throughe the qualification process.
