"Carpeting Throughout", It's just a Cover-up!

When you buy a new construction home, you frequently see the statement, "Carpeting throughout". New carpet in a home looks nice when new and never been walked on, but if you want to look at the future of the home, Beware!

Most homes that I show to my Buyers, have some or all carpet throughout the home, except maybe the bathrooms. In almost every one of the homes, the carpet needs replaced for various reasons. The previous owner may have had pets, whether it was a cat, dog, bird or a combination of animals, and because of them, most buyers can smell those odors.  Not only does it smell like animals, but they leave stains throughout the house, which penetrates into the carpet and below. The owners, themselves may have been the problem, because they smoked cigarettes, cigars, or other tobacco items.

In all these cases, the carpeting will need replaced to make the rooms look and smell presentable. You must never just buy new carpet and put it down, replacing what you removed.  Make sure that the flooring is sealed first, or that odor and stain may return to your new carpet.

To avoid this, when you look at new construction, or replacing that stained carpet, you may consider hardwood flooring and use area rugs, that can be washed, or you will be once again replacing carpet in the near future, if you have animals.

Larry, I've seen several "flipped" homes over the past few years with new carpet. Many Buyers have been suspicious about what is underneath, and concerned about asbestos.

Hi Bette, When we bought our home, we kept getting stains comingup through the carpet.  When we removed it, there was oil and greese on the wood.  Apparently when they built the home, they didn't clean it up. They just covered it up.

You are so right on with this.  And some people even think just painting over pet stains will be okay.  Nope, you have to use one with an odor block in it.  Or guess whay?  It still stinks...

     What does the floor look like UNDER that new carpet?  Do you have some before and after photos?  Will you let my Home Inspector pull up a corner of that newly installed carpet?

good points regarding carpeting and part of a larger issue (with so many investor and flip properties in some markets) -- namely, that there is a difference between a cosmetic improvement and the structual integrity of the house
