So what is the hardest thing for a buyer to do in today's real estate market ? Some would say it is finding the right agent. I think with all the online tools out there and web sites this is important but not major. Some might say finding the right priced home. In some markets this may be an issue but not so much here and in many other markets. Some might say finding a home that works for them. Not that either,

The answer is financing. When the bank says show me the money you had better be able to do show. Not only do you have to show the money but you need to show how you got, how youe spend it, how you save it , and maybe even some other things a lender might find interesting. Bless you if you are self employed because you really will have to show them the money.

Hi Charles, I think this next year to 18 months should see some easing in the underwriting and as the rates go up a little, more lenders will become competitive.
