I've been asked this questions a number of times by interested buyers that were not U.S. citizens, "Can I Buy a House if I'm not an American Citizen."
Allen Sanchez answers that question for them in this great blog below. He provides some requirements for non-citizens to buy home with a home loan. If the buyer is paying cash, there are really no restrictions!

Can I Buy a House if I'm not an American Citizen?
Last week, two different people approached me with the same questions: Can I buy a house, I'm not an American citizen?
As a real estate broker for the last 15 years, I've sold quite a few homes to non-US citizens like this El Dorado Hills home bought by Canadians, so I knew it could be done. If a non-American citizen is buying a home with CASH, there are really no restrictions. With home loans, there are some stipulations, so I reached out to one of my most trusted mortgage lenders, Eric Teply, for the latest requirements for non-citizens to buy a home with a home loan:
- Non-citizens can get a FHA or Conventional home loan (VA not available).
- Eligible borrowers include Permanent Resident Aliens, and Non-Permanent Resident Aliens.
- All borrowers must have a valid social security number.
- Non-Permanent Resident Aliens, must submit proof of a valid VISA.
- Foreign Nationals, borrowers with diplomatic immunity, and those without a valid social security number are ineligible for a FHA or Conventional home loan.
