What are the top 3 questions military homebuyers frequently ask? As more military homebuyers are able to afford purchasing a home using their VA home loan benefit with zero money down, certain questions come up that Realtors need to know in order to provide proper service.

1. How do I get my Certificate of Eligibility?

Only lenders have access to the eligibility system. It's an online approval system that can provide the certificate in a matter of minutes! If a veteran is not in the database,  a lender can order it online and the typical VA turn around time is one week. However, if a lender knows the veteran will be eligible and just don't have the certificate yet, the lender can still issue a pre-approval letter to prevent a delay in shopping around for a home and submitting offers.

2. How do I qualify for a VA Loan?

Many compensating factors go into the process of qualify you for a VA loan. The primary information that lenders consider is income, debt and credit. If the borrower has that documentation and can be provided, a lender can qualify a military homebuyer in about an hour.

3. How do I get my Pre-Approval Letter?

Once you have been qualified for a loan, the lender will issue a pre-approval letter that is typically submitted with a purchase offer on a home. Sellers consider the pre-approval letter as an important factor when reviewing offers for acceptance especially if there are multiple offers. Pre-approval letters are issued via email or hard copy. It's usually preferred that the pre-approval letter matches the offer amount to prevent undermining the negotiations.
