Buying a Home Near the Mixing Bowl

Moving or relocating to the Washington DC area? Welcome! and by the way, we have the worst traffic in the United States. I wish I was kidding or even exagerating but tis' true. According to the Texas A&M Transportation Institute Report released last week, driving here is really bad. In fact in 2011 DC drivers wasted, on average, 67 hours stuck in traffic. So buying a home in the DC Metropolitan area means having lots of respect for your daily commute. Are you looking for a home in the DC Metro Area?  For more years than I care to count, I reported traffic conditions on radio and television stations in Washington DC. I flew over the DC Metro area in single engine airplanes that were so loud I had to wear headphones to talk to the pilot. Point is, I put in my time in the air and on the roads of the Washington DC Metropolitan area. So when I meet with home buyers who want to talk location, traffic is a major consideration.

If you are buying a home near the Mixing Bowl, you are in Springfield Virginia. It's about a 10 mile drive to the Pentagon on I395 but during rush hour, it's a 45 minute commute. Traveling south on I395 and I95 through the Mixing Bowl (Springfield interchange) to the Occoquan River is one of the worst rush hour delays. And then there is the duration of the rush hours. Mornings 5 a.m to 9:30 a.m Afternoons 3:30 p.m to 7p.m.  

What's a Home Buyer to do?  

Prepare! Now that you know what to expect, plan accordingly. As you find neighborhoods you like, factor in your daily commute. Choose neighborhoods near Metro train and bus stations. In a perfect scenario you could walk or bike to work.
