Braemar Property Values:  November-December (Ryan Homes)

It's hard for me to believe that January is almost over.  Didn't we just celebrate the turn of  Ryan Home in Braemar (Bristow, VA)the New Year.  Goodness time flies.   And who knew it would be so cold in Braemar this January?  It is bone chilling.  The good news is that the buyers don't seem to notice.  They are out there looking, whether you realize it or not.  And there were out in November & December too.  Let's take a look and see what the year end activity meant to single family homes built by Ryan Homes in Braemar.

There were two sales of Ryan Homes in the last two months of 2013.  The high sold price was $545,000 and that was of a Waverly with five bedrooms and three and a half bathrooms, not to mention a fully finished basement.  The low sold price was $435,000--a Victoria model with four bedrooms, two and a half bathrooms and an unfinished basements.  Very different homes, but when we average them, we get our new average market value for Ryan Homes in Braemar of $490,000.  That average value represents a 6.5% increase in value since last report and over a 20% increase in value since last year.

If you placed your Ryan Homes property on the market, priced to current conditions, this report indicates it would be under contract in an average of just over one month.  You could also expect to pay an average of 1/2 of 1% of the sales price in closing cost assistance to the buyer.
