There is this lockbox sitting in my office. For a long time I had a note on the box offering a $5 reward to anyone who could get it open... but I never had any takers. Maybe because my office is tucked in a corner and no one ever saw it there? I don't know.
Thing is, I'd rather use the lockbox on my listings than have it look at me whenever I'm sitting here at the office. But, alas, I can't get it open.
Truth is... I wouldn't use this lockbox anyways. I have learned over the years that if there is a family living in the home it just isn't the best idea. I have never seen one personally broken into, but I can tell you what I HAVE seen.
I have seen clients lean over my shoulder to see the combination. Not intentially I'm sure, but being nosy and watching what I'm doing.
I've seen myself write down the combo on an MLS sheet and then forget it was there and let the client see the MLS sheet for information about the house. A practice I've since rectified.
I have seen children watch the combo and try and figure out how to open the doors themselves while I'm at showings.
I have seen enough to know that my clients (and their belongings) are safer with an electronic lockbox. It isn't always possible to use one, but if it is that is all I will use.
When I'm sitting at a listing appointment I feel GOOD about telling the family how I'm protecting them. And, I feel GOOD about knowing that the electronic system has safeguards set in place to protect us too.
That is why, as a Realtor, I like my electronic box. There are times and places for the spin dial lockboxes, but typically it isn't the way I work.
