Victory Lakes Single Family Home Report:  November 2013

December caught me off guard.  I completely forgot to put together this Victory Lakes Single Family Home Report.  My apologies to anyone who was waiting on it.  Thankfully, the multiple listing service stores data for a long, long time, so pulling stats for November 2013 was no big deal.  As usual, we will compare numbers found here to last report (October 2013) and last year (November 2012.)

Single Family Homes For Sale in Victory Lakes, November 2013

It was surprising to me that there were no active listings of single family homes in Victory Lakes during the month of November.  I can assure you that buyers didn't take the month off.  There is something about the holidays that makes people want to find a home.  We'll have to wait and see what happened in December.

Another surprise.  No single family homes under contract in Victory Lakes, despite there being three active listings last month and four homes under contract...one being a short sale.  Sometimes the latter linger over multiple months in the sold column.  Apparently, November was the month of deals that fell apart and homes that came off the market.

Chris Ann Cleland, Victory Lakes Real Estate Agent, 703-402-0037Finally, we get to a column with something to report.  With two Victory Lakes homes going to settlement in November, the sold activity has kept pace with last report and last year.  The high sold price was up nearly 3% since last report, while high marketing time was 58% longer.  The low sold price fell 2.5% compared to last report and the low marketing increased by 2400% (24 days.)  The average sold price was not all that different since last report...up less than 1/2 of 1%.  Compared to last year the average sold price increased over 10%.  The average marketing time was 71% longer compared to last report and 61% longer since last year.  Time on the market is definitely increasing.  And overall, it seems average property values for Victory Lakes homes are moving up as well.

Praful:  Mutiple offers are back.  It's good when you can get a buyer in with an offer good enough that the sellers won't wait for more.

Elizabeth:  It's consistency.  If I don't do these every month, I will get off kilter.  They get posted whether there are sales or not.
