The South Forsyth real estate market is very competitive and your home will be in direct competition with new construction. As such, you must be prepared to make reasonable repairs to make your home ready for the market.
Making minor cosmetic improvements before your home is listed can have a major impact on your final sales price. As homeowners, we often overlook things we see every day which are extremely obvious to a visitor. To get top dollar for your home, you must make an effort to see your home as a buyer will.
Most buyers want a clean, “move in ready” home and will make MAJOR reductions in their offer price if they feel that repairs or updates are required. Pay attention to deferred maintenance issues that could give the buyer and excuse to “reduce the price”.
If the buyer doesn’t notice the issue, their home inspector probably will!
Most home buyers will have a home inspection as part of their normal “due diligence” which means that any defects or deferred maintenance will be brought to their attention and, depending on the severity of the issue, may result in the Buyer terminating the contract.
The moral of the story?... Find it and repair it before you put it on the market.
