Over the next 10 days I will be discussing some of the Biggest Mistakes Home Sellers Sometimes Make.

This graphic comes from a study recently completed by Active Rain Real Estate Agents Network, based on interviews conducted across the country.

If you currently have your home on the market, or you're thinking about putting it on the market, this is information you need to know.

One huge mistake home sellers sometimes make when putting their home on the market is un-necessarily restricting when and under what circumstances the home can be shown by agents.  Usually, these restrictions are made to complement the sellers schedule or personal convenience, without regard to the primary concern of getting potential buyers through the front door...buyers who are ready, willing and able to buy a home right away.

Generally, when an agent is working with a buyer to help them find exactly the right home, a selection of 4 to 6 homes will be made by the buyer and/or agent to see on the same day.  These selections will most probably be the "Top Choices" of homes that appear to match most closely exactly what the buyers think they want in their new home.

The agent takes on the challenge of scheduling these homes by making contact with the Listing Office and/or the sellers to scedule a time to see the homes.  These requests are made with the schedule in mind and are usually routed in a predictable order to make the most of the agents & buyers time together.

When thebuyers agent makes contact with the Listing Office or the seller and is told that the time the agent would like to show the home is not convenient, and the agent decides to take that home off the Showing List, many times that home will never make it back to the buyers list.

Sellers, please keep in mind, that buyer who may have looked at your home, if you had been completely flexible...could have been the buyer you wanted and needed to get your home sold.

Good morning John.  You are so very right my friend.  I have some sellers that are almost ready to list and they are just refusing to see that price is what is going to get their home sold.  The facts not what they think it's worth!

So true.  If a seller refuses a showing or tries to make the buyer's agent reschedule at a time convienient for them and not the buyer then the house gets taken off the showing list and rarely gets back on it.
