What worries you most about an inspection report?

Well, if you live in South Florida I would concentrate on two things and leave the rest by the roadside.  And those are roof and air conditioning.  Unlike our neighbors to the North and West we don't have to worry about things like heat pumps and termites. 

Our air conditioning systems literally run 24/7, so it is inevitable that something is bound to go wrong, especially if the system is over ten years old.  I don't even recommend fixing these things after that.  They just become a money pit.  But if you are selling and need to pass inspection make sure the unit is cooling properly and if you are buying check the age. If it is over ten years old perhaps you can negotiate a deal to drop the price so you can replace it. 

The roof is a big issue here predominantly because of all the rain.  You may not realize it, but South Florida is the lightning capital of the world and with that comes a lot of rain.  And with all of that water leaks inevitably become a problem.  So, if you are a buyer check it out thorougly and look for water damage around facia as well.  Closing with a roof issue is a no no here and must be repaired to your satisfaction.  However, like an AC, if the roof is at least 15 years old it may be time to go.  If you are a seller have your roof checked out before putting it on the market because whatever price that inspector gives you for a repair is going to be a lot less than that of the buyer's inspector.
