Redundant Agent Questions ~ Not Always a Bad Thing!

Calling an agent to ask questions regarding information within their listing can sometimes cause distress on the listing agent side.  Yes, I have to admit that I have picked up the phone to discuss a listing with an agent many times.  I have often called an agent to ask about specific listing information that is clearly listed on the MLS.  However, before you harshly judge me - hear me out!

In this age of instant everything it just seems that if one needs to actually "call" someone, many look at this as an inconvenience.  Call me old school but sometimes I just like speaking with a real person! 

Here are some of my reasons that a call is not always an indication that an agent has not cone their homework:

1.  More often than not, an agent is in the car and simply cannot look up and read the information on the MLS.

2.  Many times the information on the MLS is incorrect and information must be verified.

3.  Not everything makes it into the MLS simply because of space.  Therefore, I often learn a lot more when I call to discuss a property particularly if it is a more specialized property such as a farm or ranch.

I always welcome a phone call from another agent.  It is that personal communication that can often make a big difference in a future negotiation with them.  So before you grumble when an agent calls you regarding your listing and you know the questions they are asking are redundant, just go with it and use it to your advantage to get the home sold!

Good morning Paula,

I welcome all calls from agents..we get to establish a repore and transactions always go smoother when as a listing agent can answer questions or expand on what is in the MLS. Data is important to buyers and their agents to make a decision on a home. I often got calls requesting utility information and how much they ran for the past year..now I have my seller fill that our before we go to market. I have the information on an anticipated question and provide it for a prospective buyer in a home book I create for each listing!

It is good to get that human contact when it comes to information Paula, it's easier to get a few additional questions answers for clarity while on the phone.

I think you are right on track Paula. I use these calls to help sell the home. It is an opportunity to provide some additional information that may not be in the MLS.

Hello Paula. I agree with you on this one. I would prefer to talk to an agent about their listing, rather than just go by what is in the MLS. I find out so much more about the house that way. Have a great day!

Hi Paula, If I were to record all that was discovered during a phone call to the agent, it would make many volumes. Many times there are disclosures that are pertinent that are not in the listing and other times many assets that are not emphasised in the listing are emphasized. I think it is a good practice and I see this as really a positive step in the real estate procurement process.
