A very typical situation: A real estate investor talks with a Realtor and asks, “Can you find me a deal?”
In most cases, the Realtor will jump on MLS, and search for a "deal", some property that is selling for less than market value.
They are not going to find it! Or at least not the kind of "deal" that any investor wants!
Many of today’s real estate investors are "fix and flip" investors. They want in and out in 90 days. You are not going to find a "deal" on MLS that will have a big enough spread between the asking price and the actual market value, which is essential to any fix and flip investor. Almost everything on MLS is at market value, or without sufficient spread to make it a worthwhile deal.
The holding cost, repairs, and commissions, along with many other expenses of holding a property for several months is going to eat away any potential profit with the small spreads available on any property listed in MLS.
So where can an investor acquire property significantly below market value? The public foreclosure auctions, the kind that take place every business day at county courthouses all over the US.
If you are a Realtor and don’t know about the foreclosure auction then you aren’t "full service". Investors have made over 50% of the transactions in real estate for at least the last 5 years. Can you afford to not be able to serve 50% of the market?
