Museum District, Carytown & Carillon Home Trends for Last 12 Months

More than three Richmond Virginia neighborhoods help comprise zip code 23221.  Most notably, local residents associate it with the Museum District, Carytown, Carillon and about half of Windsor Farms.  These are all unique and often historic neighborhoods that exist within one zip code.

A lot of beautiful single family homes, both attached and detached, are located in the Museum District.  The area is considered within easy walking distance (for most people) to the Virginia Museum of Fine Arts (VMFA) and the Virginia Historical Society.

Below is are several CVRMLS (Central Virginia Region Multiple Listing Service) charts and data that I was able to generate describing housing market trends for single family homes within the 23221 zip code.  Since all data is lumped together from the various neighborhoods, this information is somewhat more general in nature.  Feel free to contact me for more specific neighborhood information!

 

Average home sales price for 23221 in last 12 months

 

Based on the bar graph above, it appears that more higher priced homes got sold in June of last year than during any other month.  On the other hand, March of last year indicates the lowest average monthly sales price for a single family home (attached or detached) within 23221.

Above is the numerical data used for the bar graph below.  Notice that March of last year had the highest number of monthly listings during 2013.  Will history repeat itself in 2014?  Only time will tell!

Finally, Close Price to List Price Ratio, as shown below, draws a lot of interest.  Why?  It's because a lot of sellers like to know how close to asking list price they can get.  The data and bar graph below may even surprise you!

Notice how in June and July of last year that on average sellers received at least full list price for their homes.  It looks like a sellers' market could be back in full swing in some neighborhoods!  Below is the data used for the bar graph immediately above.

Again, it looks like June and July of last year were the best times for most sellers to get at least full asking price, on average, for their homes.  However, this data cannot account for specific streets or neighborhoods.  Results may vary from one neighborhood to another.  Feel free to contact me for more specific neighborhood information!
