Townhouse in Victory Lakes (Bristow, VA)With the last month of 2013 in the rear view mirror, it is time to take a look back at townhouse sales in Victory Lakes and see how their values shook out in December.  As usual, we'll compare to last report (November 2013) and last year (December 2013.)

December was the second straight month with absolutely no townhouses available for sale.  I'm hopeful that will change when we look back to January's activity next month.  Buyers are out there house hunting and need something to purchase.

With only one Victory Lakes townhouse going under contract in December, and none in November, let's just compare this sold price to the average from last year.  Doing that we see that the average list price at time of contract was over 5% higher and marekting time was 48% faster than it had been last year.

Chris Ann Cleland, Victory Lakes Real Estate Agent, 703-402-0037Seems that two is a repetitive number when it comes to the number of Victory Lakes townhouses sold in November or December.  The high sold price was down over 13.5% since last month and the high marketing time was 460% longer.  The low sold price was also down since last month--nearly 13%.  The low marketing time was also longer compared to last month by 620%.  The average sold price was down over 13% since last month and down over 14% since last year.  This is not a great trend.  Neither is the fact that the average marketing times increased 475% since last report and 229% since last year.
