When is an offer an insult?

I agree with this blog so I wanted to reblog it and share my opinion to why I agree. Often has a buyers agent I will make an offer that is low. Normally its an investor offer. Its very likely to get rejected.  Sometimes I think the listing agent thinks its low...but normally its a run down bank owned home.  Sometimes these homes dont sell and go to auction where my buyers try again.  On occassion they have gotten the offer that was low through.  Because of these scenarios are why we see low ball offers. SOMETIMES they eventually work.

If as a seller you cant go that low its best to counter.  Because sometimes the buyers are willing to pay more they were just trying the low ball because they know someone who got one through.

That offer raise the hair on your back?When is an offer an insult? An offer is never an insult..  an offer is...exactly that, it's an offer to purchase or buy your home or land or commercial property.

 

The person making the offer has indicated a desire to own your property, home, land.. that is a complement, not an insult. 

 

The person making the offer may not have offered the amount of money that you want, or the other conditions, contingencies in the offer may not be things that you want to do, but it's still an offer to purchase, not an insult.  So don't jump up and arch your back like this cat! Calm down and think...

 

Why in the world do you think a buyer would want to insult or offend you?  They are hoping to purchase your real estate. Offending you or insulting you is not a way to establish repoire for making a deal.. so I doubt very seriously if they intended any such bad thing when they offered to buy your property. 

 

The offer has been made.. now it's your turn to respond.  Always, ALways, ALWays, ALWAys, ALWAYs, ALWAYS RESPOND.    Counter that offer if you cannot accept it.  What have you got to lose?  And you might gain a sale.

Really depends on the offer and what the property is and condition.

Also, what is an insult to one is a starting point for another.

I don't consider any offer an insult.  It is an opportunity to start talking seriously.  Take out the emotions and let's get going on some negotiatins.
