 Listings Are The Name of The Game

Recently spoke to an agent who did not want to take listings because she feels that sellers are difficult, demanding and need too much attention. This agent is  looking only for buyers and trying to find all kinds of ways to attract people in the market but only to buy. Do they not realize that listings produce buyers?

As far as I am concerned, listings are and have always been the name of the game!

I first heard this statement from Floyd Wickman over 20 years ago.  I will have the chance to thank Floyd for his wisdom this Sunday on my live radio show at 12 noon. Yes! The FLOYD WICKMAN will be my guest. You can listen in at  or local Baltimore Radio Station WCBM AM 680.

As a listing agent, I feel that if you are out of listings, you are out of business. I love working with buyer's agents but I choose to be a Lister! In fact I would like to think of myself as a "listing machine.'' When I do work with buyers, I think of them as future listings.

Now is the time to really service your listings, stay in touch, let them know what is happening in the market. Call them frequently, follow up on any and all phone calls and all showings. Enhance your websites, blogs, and stay in touch with other agents so they know your inventory.

Margaret: They don't use the phrase "List to Last" for nothing. Having your signs all over is great advertising too. I have taken listings because it would give me the opportunity to post BIG signs in strategic places.

I have primarily worked with buyers over the last ten years, but I really started getting more assertive in farming for listings.  I enjoy listings and my goal is for our brokerage to maintain twenty listings at all times.

Yes, I've always heard "List to Last' and overall, listings take less time than buyers, so you can do more of them.  And, yes, they are great lead generators - both for buyers and more listings (that sign can do a lot of good, esp when it's all over the place).

I can't magine not wanting to take listings, but maybe it depends on whether it is a buyers or sellers market.  If you focus on taking care of people, no matter what their polarity is, you won't care if they are a buyer or seller - they are someone with a real estate need.

Sounds like the other agent has an attitude problem, LOL!  I tend to agree with the "difficult and demanding" description, but doesn't that apply in any business where you work with the public????

It's been a long time since I sat in a Sweat Hog class with Floyd Wickman. Keep listing those houses. They definitely are a good source for buyer prospects.

I think I would be wary of listing or even buying with an agent with no listings. The listings help determine a profile of the agents business, what types of properties and where they are located.

Margaret, sometimes home sellers can be difficult, but I would never turn down a listing. Like you said, taking listings will hopefully generate buyers for your business.
