There is a fine line between leaving money on the table and pricing your home well.

In our current market, we have very low inventory levels in many price points.  This doesn not, however, mean that you can price your home higher than market value and expect it to sell.  It is critically importnat that you take the advice of your Realtor and price your home within the parimeters of the homes that are selling in your area.  It does no one any good to have a high priced home sit on the market.  After a certain period of time on the market, buyers start to wonder what is wrong with your home that it has not sold in a sellers market.

Activity is slowly on the rise, however inventory levels continue to contract creating opportunity for sellers. Properly pricing property is key to taking full advantage of the current market. There is a fine line between leaving money on the table by pricing too low and becoming shop worm by pricing too high.
