In Georgia, The Courthouse Records are notoriously incorrect. Realtors typically report this data in their FMLS/MLS listings. This is a problem as it may be way off and it can be misleading to buyers, other Realtors and Appraisers.
As part of our Appraisal process we must physically measure each home and determine square footage for each level of the home. We place each room where they belong, just like a typical builder's floor plan of a new home.
