I know that may not always be true for everyone, but if you are pro-active there is usually something that can be done.

Working with a client on a re-fi for a property he bought on a C-4-Deed we are finding that there are many options from private, to commercial togovernment guarantee.

Again, not all programs are made to fit all people, but if you really look hard, you may be surprised at what you can find.

Best place to start is your city hall.  Ask for the economic development person and let it snowball from  there.
