My advice to all new Realtors. Part 1.
List for New Agents to Ignite Their Career
Most real estate schools don’t teach their students how to succeed as a real estate agents once they pass the real estate exam and become licensed. Besides selling real estate here in Fort Wayne, Indiana, I have been asked to mentor a few new agents a year for my company, Century 21 Bradley Realty.
Giving advice is something I don't like doing, unless I'm asked. Then it's on.
When I sit down with a new agent, here are some of the things I recommend.
1. Have some money in the bank or have a spouse/partner that makes a decent amount of money. It's going to take a while to make good money in real estate. Heck, it took Amanda and I two years to actually make enough to completely support ourselves.
2. Be patient. Success doesn't happen overnight in this business. If it does, it never lasts.
3. Pace yourself. Real estate is a marathon, not a sprint.
4. Find the right broker. Interview 3-5 brokers and get a feel for their office and the environment there. Talk to agents in their offices if possible. That's where you're going to get the real skinny on what it's like there.
5. Find a mentor if possible. The real estate game has about 60 gabillion (is that even a word?) moving parts. If you can find a mentor/coach, their knowledge and experience should help eliminate about half, leaving you with only 30 gabillion things to figure out.
6. Pre-approve your buyers before opening a door. When you do get a call from somebody that wants to buy, make sure they're legit. Send them to a lender for pre-approval. I can't stress this enough. There are a lot of people that will waste your time if you let them.
7. Don't take over priced listings without a plan. This used to be "Don't take over priced listings." Then we realized that if you do have a plan and an understanding with the sellers to lower it after X amount of days, it may work.
8. Let your sphere know that you're a Realtor and need their help, but don't jam it down their throats. Enough said.
9. Do open houses for other agents. Do as many as you can. Every new agent needs to learn rejection. There's no better way to learn that than sitting in open houses every weekend. Yeah yeah experienced agents reading this, you may get lucky and sell one or pick up a buyer, but what open houses did for me early in my career was teach me how to have thick skin.
10. Get thick skin. You are going to deal with all kinds of people in real estate. Angry agents, pushy agents, know it all agents, some tough buyers and sellers, etc. You can't take things personal.
11. Grind daily. Celebrate rarely. When we first started in real estate, every time we closed a deal we'd go out and waste a lot of money. I mean "celebrate." Eh. Not so much anymore. Don't get me wrong. When one of us brings home a commission check, we're excited. We may go out for a drink and enjoy the evening and the success, but that's it. The money gets put away and we get back to work.
