Cibolo TX Real Estate Market Report for January 2014

 

Hard to believe that we are already one month into 2014!! Let's find out what's been going on for the Cibolo TX Real Estate Market for January 2014!

 
Currently the Real Estate Market in Cibolo TX has 182 available Homes for Sale as of February 5th, 2014. You can purchase a home in this area for as high as $750,000 and for as low as $65,000. Homes are listed at an average price right now of $228,654 with 126 days on the market.

There are currently 49 homes pending sale in the Cibolo TX area.  The average list price that brought an offer and contract to these homes is $215,974 and had an average 101 days on the market before getting an offer and going under contract. Many of the current pending Cibolo TX homes for sale will add to the Sold numbers for February.   
 
Cibolo TX Homes that Sold from January 1st to January 31st, 2014 totaled 25.  The homes that successfully sold were listed at an average price of $211,454 and sold for an average price $207,113 giving us a list price to sold price ratio of over 98%  The average days on market for these homes was 132.  This month shows a small dip in both price and number of homes sold from the December 2013 Cibolo TX Real Estate Market Report. 
 
So, how did these Cibolo TX home sales compare this time last year?  Homes for sale in Cibolo TX showed a slight dip in number of homes sold, but a slight rise in prices.  The absorption rate for Cibolo TX shows that we are in a stable market as there is about a 6 month inventory of homes for sale.  This could decrease and start heading towards more of a seller's market in the Spring, but we shall see.  There's a ton of New Construction homes for sale in Cibolo so I do see a rise in home buyers and prices as buyers looking for homes can still get really fantasic rates!
