Have you ever listed and sold property when it was do to a death in the family? If so you might have found it very difficult when problems arose. I listed a house for a recently widowed seller. She just wanted to get out of the house. This was in an area that the market was just picking up and the appraisals were all over the place. The appraisal came in 20K under the purchase price. The Seller was convinced that the buyers were in cahoots with the mortgage company and the appraiser. I explained to her that the buyers didn't even know who the appraiser was and furthermore, we could appeal to the lender to get another appraiser based upon my comps.
She was very angry and ended up splitting the difference with the buyers ( which was reasonable) but she came away feeling cheated and by association , I was part of the cheating.
I have done other transactions with grieving people, and found similar experiences. Now, I always explain that the sell of property is a business transaction and not a personal thing. Sometimes it helps but there is no getting around the grief due to the death of a loved one.
