Belle Creek Monthly Market Minute January 2014

Home Sales in Belle Creek continue to hold fairly steady when compared to December.  Despite the holidays, frigid temps and lingering snow, Belle Creek did see some activity in January.  Seasonal slowing is definitely evident in Belle Creek, however.  There are very few available properties to choose from this winter!

  • The turnover rate in Belle Creek for January was 11.2%.   This number represents a slight increase over December and November.  
  • Average Days on Market for all Belle Creek homes is 23.  This number has decreased and is similar to what was seen  in the fall of 2013.  It is a marked decrease over what Belle Creek saw in late summer and early fall.
  • Average Days on Market for Cottage Style homes, under 1600 square feet, was 27 Days.  This continues to increase slightly in comparison to the last several months. Home owners with larger homes - 1900 square feet and up -  have been selling in an average of 21 Days on Market, slightly higher than December's 20 days, but a significant decrease over the past several months.
  • Average Sold Price for all homes was $211,953.  The average sold price per square foot for all homes was $135.  These numbers are still strengthening in Belle Creek.  Cottage style homes sold for and average price of $199,868, while the larger style homes sold for $239,427 on average.

There are currently 3 homes available in Belle Creek (this does not include the dirt-start Oakwood inventory).

I still believe that in 2014 we will continue to see an increase in sold prices in Belle Creek, although probably not as dramatically as in 2013.
