I went to a vacant house to conduct a re-inspection recently.  When I arrived at 8AM the handyman that made the repairs was at the house.

One of the repair items was a leaking drain pipe under the kitchen sink.  When I opened the cabinet, there were a few unusual items there; a bottle of vodka, a quart of orange juice and a glass with ice and an orange liquid it it!

The handyman evidently forgot that his was something that I would be checking and had a funny look on his face after I opened the cabinet.  So, I decided to have a little fun with the handyman and asked him if he had a screwdriver that I could borrow.  For some reason, he didn't see the humor in that!

Anyway, be careful and choose those that you do business with wisely!

You mentioned "self invited tenant".  I went to an inspection a couple of months ago and there was a very nice man named David there.  He showed me around the house, etc.  I assumed he was the home owner.  After the inspection, I called the Buyers Agent to let her know the inspection went well.  I told her that David was a nice guy.  The Realtor says, who's David?  It turns out a homeless guy had been living in the house for about a month!

At least with plumbing he would just get wet, I can't imagine if he had been working on the electric, you could have found him lying on the floor dead at 8am!
