Competitive Market Tips For Success

 

We are in such a dynamic market in Northern Nevada that Buyers are getting frustrated. That frustration is causing many to do strange things to gain advantage over other Buyers. Unfortunately, their behavior often works against their best interest and doesn't advance their home buying cause. This activity is primarily in how they search for properties and how they use/abuse real estate Agents.

 

There are many websites that show homes for sale, but not all of them have current information. Most sites don't show if a home has an offer on it. Others show homes that have a Notice of Default, but the home is still owned and occupied by the owner not the bank as it appears to be. Buyers viewing these websites call Agents for information and get upset when the home has a pending offer, or they see a home that isn't on the market and the Agent can't find any information on it because it isn't on the market. Have an Agent set you up to get real time information from the local MLS so you and your Agent have accurate information to work from.

 

Agents are very busy and working hard now, often on the phone or with customers. If you call on their listing and they don't answer they will call you back as soon as they can. It isn't okay to start calling a lot of Agents to get somebody to show you the same house that you've called everybody else on. Such redundancy is a waste of everybody's time. It is especially not okay to have an Agent show you a home because "it's a long drive for my Agent", or "my Agent doesn't have time", my Agent is busy", or "my Agent doesn't know the area", or other such nonsense.

 

Time is an Agent's inventory, not the homes they sell. You have stolen from that Agent if you took his time knowing you weren't going to use him. Your agent should get out of his office and make the trip to show you property, or refer you to a local Agent and stay involved in the process to protect you. You will be better served in either case than abusing the Agents in the community you are moving to.

 

You don't need to call the Listing Agent to buy a property. The Agent isn't going to reduce the commission because you want him to. He is working twice as hard than if he only had once side of the transaction. The Listing Agent will not prefer your offer to others. The Listing Agent should work to get the best offer for his Seller. An ethical Agent will do so regardless of who wrote the offer. Do you really want an unethical Agent working for you? If she would work against the Seller why wouldn't she work contrary to your best interest as well? A good transaction is good for everyone.

 

Our Advice: Get a good Agent and work closely with that Agent. This market requires the teamwork of everyone working together to prevail including the Buyer, Agent, and Lender. A strong team will get the job done to the best possible extent that it can be done given your personal situation. If you are out working solo your frustration will grow, especially if you don't respect the time and knowledge of real estate Agents.

 

If your Agent doesn't have the time, or market knowledge to work with you then you need to find one that will get the job done. We are blessed with many ethical and competent real estate practitioners in Northern Nevada. If you don't have one working for you stop looking for a house and start looking for the Agent that will get you your house!
