What to Look for When Searching Real Estate Online

Studies show that 75-80% of comsumers that are in the market to purchase a home start that home search on the internet.  I don't think that this is a surprise to anyone considering the number of internet marketing sites.  Most real estate agents also advertise their listed properties online, so how do you know which homes are diamonds and which are just a piece of coal.  Here are a few Red Flags to look for when searching properties online:

1. No Pictures-Big Red Flag-Why are there no pictures?  Everyone agent should be taking photos of the property for marketing.  It may mean that the house is not going to live up to you expectations.  Look very closely.

2. Lack of Descriptive Info-Red Flag-It may mean that the agent just can't find anything really nice to say without telling a lie.  

3. Extremely Low Price-Red Flag-There is a reason for this...Big problems with the house, short sale, mold, foreclosure, etc. The list goes on and on.  Be very careful and get the property inspections.

These are just a few examples, but there are many more.  An experienced real estate agent can help you short the diamonds from the coal.  Make sure you contact someone early in the process.  DON'T call the Listing agent, they work for the seller and may not have your best interest in mind.  Pick an agent who will be objective.
