The Perks Of Having A Condo Association - Some homeowners choose to live in a condo because of the luxury and convenience of having a homeowners association. No snow to plow and no grass to mow are just among the few things you can look forward to. So what else can you expect from a homeowners association?

The cost and what’s covered by a condo association fee will vary, but here are some of the most common services that a condo fee will cover:

  • General building maintenance

  • Salaries for the condo staff (cleaning staff, superintendent, lifeguard, etc.)

  • Cleaning of windows and common areas such as a club house

  • Garbage collection

  • Landscaping

  • Snow removal in lots and on sidewalks

  • Security (ex. some condos have gated entry, or keep a security guard on staff)

  • Pool and/or gym maintenance

  • Elevator maintenance and repairs

  • Pest control

  • Parking facility (including garage maintenance and monitoring unless the garage is part of your unit)

  • Heating, ventilation and air conditioning maintenance

  • Management company and legal fees

  • Insurance (this covers external aspects of the building only, it does not cover the inside of the unit or your possessions)

  • Reserve funds used to finance any major repairs and/or renovations to the subdivision
