Enhance Your Front Entrance for Buyers - Is It Maybe the Garage Door?

 

If you are in the process of selling your home, take some time to go out and look at the exterior of your home.  Sure, you know about having it power-washed to get rid of the dingy dust covering it, and landscaping to make it look pretty.

And... you already know that the front entrance should look great.

Now... think about where that buyer will be coming into your home.  Will it really be that pretty front door?  Or did you tell your agent that you only wanted the lock box with the key in it placed on the side garage door?  If so, then that is most likely where your buyer will enter!

The listing agent may know to arrive there early and greet the buyers at the beautiful front entrance, but the other agents who show your home may have the buyers walk right up to that side garage door and enter right there after opening the key box!  Does that door, and what's inside of that door, look great?

It is also very important to take a good look at your main garage door, which is usually a wide expanse of un-interesting.  Unless... your garage door has many obvious defects.  You may think that it is only an old garage door... who cares?!  

Your potential buyer cares, that's who!  All of those precious memories of playing basketball with kids, and those sweet little dings, say to the buyer, "Must be these owners are not maintenance-minded... Wonder what else they have neglected?"

So, fix the dings; paint it up nice; repair the damaged moulding; replace the broken window pane; make sure the hardware is tightly fastened; see to it that the garage door opener works great, and that the door opens smoothly.  

Yes, it is so important that it could cost you the sale of your home!

You are so right about this.  People don't give a second thought to their dingy old garage door.  When I have a listing, especially a vacant one that needs a little prep before the showing, I mke every effort to get there ahead of time and make sure it looks great.

The garage can say a whole ot about a seller. It is an important feature especially if it is in the front. Many homes in the Texas area have rear entry garages from an alley. However, people still go around and look at everything so be prepared.

Many times I show a home coming through a door not the one the seller's use. For lots of reasons to make the first impression best. Sometimes off that garage is not the razzle dazzle like the formal living room is. And sometimes to change it up, like a musical artist does with a song they play everynight and probably get tired of it.

Lynn, this is a great point you brought up.  The rule of thumb is, if needed, repair whatever the buyer is going to walk through or see.
