Can't decide on a new home vs. a resale? Let me help...
How important is a home warranty to you? Paying closing costs? The ability to remodel?
All of these things and more are obviously a matter of preference, but things you'll need to consider.
If you're looking at a new neighborhood and model homes, lucky for you - the builder pays closing costs. There are no inspections needed and you will have a warranty on the new home, that you design to your liking - but keep in mind, within the builder's parameters. New homes tend to be built on small lots and builders only offer certain floor plans for these lots. A new home will be most up-to-date regarding efficiency, insulation, code, etc. It's NEW and exciting, after all you will be the FIRST person to call this place "home". When buying a new home, you avoid having to negotiate with emotional sellers and less potential contingencies to deal with come contract and closing time.
If you are not a fan of a "cookie cutter" neighborhood, and like the idea of a more established neighborhood - a resale home is more your speed. When purchasing a resale home you have the ability to remodel (and "flip"), but you'll also encounter those gut-wrenching roof, plumbing, septic and termite repairs. When it comes to pricing and negotiations, be prepared to deal with an emotional seller - they loved that home! - and a more complex offer and closing due to contingencies.
