Selling your house in The Woodlands current market can be tricky but there are 5 big mistakes an owner can make.  Any one of these mistakes will cause a home in The Woodlands to sit without a single decent Offer, causing the listing to go stale.  Make sure you are not making one of these 5 mistakes when putting your home on the market. 

 

  • Overpricing.  Avoid overpricing at all costs!  Be realistic about your asking price and know The Woodlands market.  Looking at the list price of similar houses on the market to get an idea of what you should ask for your property.   Also remember that your real estate agent can also give you an expert opinion based on experience and comparables.
  • Neglecting Repairs.  Obvious problems with a home will cause a buyer to think that your Woodlands home was not properly maintained.   It may cost some money but repairing things like holes in the walls, broken light fixtures or missing tiles can change a buyer’s entire attitude about a property.  Look at your home as though you were a prospective buyer – from the first thing the buyer sees (the landscaping and the front door area) to the crawl space.  Remedy anything that needs to be corrected BEFORE putting it on the market.

  • Those Foul Odors.  Strong food smells, pets and cigarettes are an immediate turn off to buyers.  Even if you are used to the smell, others entering your house will not be.   Make certain you eliminate any foul odors by airing out the house, smoking only outdoors and putting away the litter box(es) before an open house or showing.

 

  • Refusing Showings.  Part of your 'job' of selling your home is to make sure your home is available for showings.  I know we all can get busy with our personal lives but being ill is about the only excuse you should have to not show your home.

 

Listing and showing your home does require some work but avoiding these mistakes will help shorten the amount of time your home is on the market.   Several of these mistakes have an easy fix and are easy to prevent.
