 A Diamond in The Rough….Just Needed Polishing

Last year I met with a couple who was getting transferred and needed to sell their home. They had a lovely floor plan backing to the greenbelt (protected preserve) but hadn’t taken on any redecorating projects in the 10 years they lived in the home. The carpet was rippled and worn (it was the original house built in 2002) they had wall paper and a border in the master bath, outdated fixtures, hadn’t been painted and the house was cluttered beyond belief!

They understood they needed to move out because they didn’t want anyone to see the home the way it looked as they knew it wasn’t appealing. Another Realtor met with them and said they didn’t have to do anything and she would put a “Coming Soon” sign and get it under contract for a ridiculous price! They knew better as they watched the sales in the community and knew homes needed to be shown at their very best and priced well to sell. They chose me as their Realtor.

We formulated a plan of the most cost effective measures to get their home sold. Rather than replace the carpet, as someone might want hardwoods and the house was large square footage they opted to have the carpet cleaned and stretched. We knew attention would need to be diverted from the carpet so an investment of professionally staging the majority of the house was in order.

They moved out and moved to another state.  I coordinated the painters who painted the entry and hallways an accent color, removed the wallpaper from all baths, painted and replaced light and plumbing fixtures. The window cleaners were next and then the carpet people. Last was the cleaning crew...the home sparkled from head to toe! All vendors were hand-picked by the seller from references I provided.  The deck was re-stained and Brian, my favorite stager, came in and created an ambiance buyers loved!

 

The home closed and the sellers derived satisfaction from being a team player in the process that sold their home in record time at the price they desired! I love it when that happens!!
