OK, I have got to say, it is SO HARD to hear the press EVERYDAY tell everyone HOW BAD the market is, just perpetuating the problem....!
The Bottom Line is easy - certainly if you are moving within the same market area, any move you make now will be similar to even a few years ago... Everyone thinks they could have sold their home for more a few years ago, so they shouldn't try now. However, a few years ago, the home you wanted to buy cost more as well. Your "loss" (even though it is not likely you are really losing, just getting a bit less than before) will follow through to a reduced purchase price on the new home you are buying. Essentially it is a "wash" - you may get less, but you pay less. A few years ago, you got more and you paid more.
The press, or course, will have none of that... for some ridiculous reason, they don't want you to realize things are not as bad as they seem. I guess it isn't good news for things to be OK....!
At some point, they will realize they are adding to the problem. They think they have the power, and unfortunately, they kind of do at this point. They like the power, but I am sure at least some of the media will realize they have added to the problem, not just reported on the problem.
Rates are GREAT, plenty of homes are available, and you will end up with the same amount of money spent when it is all said and done.
Hire an experienced agent (I am available of course!) to represent your best interests whether buying or selling now more than ever! It is more important in a tougher market to have strong representation, even, and maybe more so with New Construction as well!
Pray for those dealing with flooding in our area - it isn't 93, but in some areas, the flooding is even worse, so keep these families in our prayers!
