All buyers have their search criteria like must have at least 1 1/2 baths and a basement or must be a 1 story ranch. Some just have a few "must haves" like the ones mentioned. Others get more specific as to the interior features other than just bedrooms, baths and basements. I've had buyers that only want to look at homes with finished basements, some only want to look at homes with hardwood floors.
When working with buyers, I get to know their tastes, what they like and don't like. For example I may already know that they absolutely want a 2 story 4 bedroom colonial with hardwood floors. But after working with them for a while, I also have come to find out that they really love Maple kitchen cabinets and dark granite. It's not on their must have list, but definitely on their like to have.
One item I've come to notice that's kind of a hidden gem if you will, to many family's looking for a new home, is a mud room. I've helped many family's find their new home, and mud rooms have been a big hit with the mom's it seems. It's a definite added bonus, as many times it's not mentioned on the multi-list or in the marketing brochures. For whatever reason it seems to get skipped over.
A lot of buyers, mom's and dad's alike, really like that feature. You know, somewhere the kids can sit down on a bench, take their shoes off, hang their coat's and back packs up and it all gets contained to one room. Nice and neat!
I think many people think of mud rooms as more of a feature in a house in the country, so when you come across one in the suburbs, it can be an added value to some buyers!
