What's the Difference Between a Condo and Townhome in Franklin TN?What's the difference between a Condo and a Townhome in Franklin TN? Before I became a REALTOR®, I had no idea that there was a difference. I just thought that they were different names for the same thing. Not so.

Generally speaking, a Condominium or Condo, is a property where individuals own the interior space of a building (their unit). They have common ownership with all the other unit owners of the outside spaces such as a pool, parking lots, entry gates, and grounds, and some interior spaces such as hallways, stairwells, and elevators. 

A Condo Association or Homeowners association (HOA) manages, or hires a property manager, to care for all of those common spaces. Fees and assessments are charged to the individual unit owners to generate the funds necessary for the repair, replacement or general maintenance of those common elements.

Townhomes are properties where the individual units may share one or two common walls, but the property itself includes a lot, albeit usually quite small, where the unit sits. There are commonly owned elements, similar to a Condo, such as parking lots and recreational areas. Once again, an association or HOA maintains those common spaces and charges monthly fees or assessments.

Franklin TN has a wide variety Condos and Townhomes ranging in price from under $100,000 to over $500,000. Unfortunately the public side of our local Multiple Listing Service (MLS) does not differentiate between Condos and Townhomes. To further complicate matters, some Townhomes are listed in the residential, single family section of the MLS.

Hi Tom - Great explanation of the difference between condos and townhomes. Being able to tell the difference can often be important in arranging financing, as the requirements for condos are often more restrictive.

Hi Tom, Interesting enough it has to do with the regime and zoning too. We have a complex in Clarksville that has condominiums in the name. It is a PUD so the units are single family attached home not condos even though the name says something else. The declaration in the condo docs is the go to source and the public, agents, lenders and appraisers often get it confused. Interesting enough the HOA covers all exterior maintenance and the homeowner only takes care of the interior walls inward. Exterior doors and windows, patios have also been declared to be the homeowners responsibility.

I usually tell folks that condos are typically one level units, and town homes are two level.  That works too!  They may like the ideo of no stairs in their home, but they may have stairs to get up to their home!

I'm constantly explaining the difference. I live in a two-level, townhome style "CONDO." The style of the home has little to do with it - it's the form of ownership as you explain in this post.

Dick--We see a lot of confusion here as to these differences--even among agents. I agree, it can impact the financing issues.

Anita--I think we have about an equal number of each. Good units do not stay on the market very long.

Debbie--I agree the docs filed at the time of approval by the village or city should determine what it actually is. Our MLS recently disseminated information to agents who were incorrectly categorizing townhomes, condos and zero lot line residences when they were posting their listings.

Carla--We have some Condos & Townhomes that are both three levels! That's a lot of stairs!

Hi Tom,  I was like you at first, then learned that the townhouses had 2 levels with stairs, whereas the condos may be upstairs or downstairs, but not both.  the other information you gave was the same as you mentioned.

Larry--I think it may vary from market to market, but here it depends more on how the association is formed and whether any portion of land is included in the sale. We do have both condos and townhomes that have mutiple levels up to three in both cases...

Kathleen--You are absolutely right about the insurance. We sold two condos late last year, one of which got hung up because of a change on an insurance policy. Messy.
