Since January 1, 2014, there have been 12 new listings in the city of Villa Park, ranging in price from $729,000 to $2,500,000. Two of these new listings are in escrow: The house on Ferdando Circlie listed for $849,000 with a huge flat 27,000 sq. ft. lot, and in deplorable condition. Mary Circle, a 6 BR, 4 B home with 3600 sq. ft. listed at $1,295,000 is also in escrow. The Seven Gables listing on Covinton Circle listed for $729,000 has offers on it but as of yet is not yet reported as being in “Back Up” (In escrow but taking back up offers.)
Since the beginning of the year a total of 6 properties have gone into escrow in a price range from $860,000 to $1,295,000 including the two aforementioned properties.
Five properties have closed escrow with contracts written on them in 2013 in a price range from $770,000 for 2387 sq. ft. on a smaller lot to $1,300,000 for 4682 sq. ft. on ½ acre on a lovely street. The average dollar per sq. ft. for the five closed 2014 sales is $316.85.
On February 26th we held a Premier Open House on our new listing at 9771 Daron Drive. We sent an oversize postcard to all Villa Park residents, and had more than 60 people visit. David Dravitz from Everbank joined us to answer any questions about loans and lending, and Sofia, our youngest Giacobbi Group member baked cookies. We all chatted with neighbors and prospective buyers. We had three showings as a result of our Open House. This weekend, 9861 Crestview Circle will be help open on Sunday February 16, from 1-4 PM.
